Pune Real Estate Market Demand & Supply | Where is the Realty Market Going in 2023?

In this Case Study, we have covered the following Points.

1. The second half of 2022 had muted launches with nearly 40,000 units launched as compared to 70,000 units launched in the first half of 2022. In a way, this reduction in momentum will help in maintaining the balance of supply-demand in Pune where approximately 1 lakh units are launched & sold each year.

 

2. West Pune localities (Wakad-Hinjewadi, Baner-Balewadi-Mahalunge, Punawale-Tathawade) and North Pune localities (Charholi-Moshi) continue to be the most preferred locations for new launches. However maximum inventory (almost 5000 units) was launched in the Kiwale-Ravet-Dehu-Gahunje location in this time period.

3. Top launches (projects with more than 700 units) in these 6 months include: Godrej Woodsville (Hinjawadi), Yashwin Enchante (Wagholi), ANP Ultimus (Wakad), Kohinoor Kaleido (Wagholi), Presidential Towers (Ravet), Life Republic Aros, VTP Euphoria (Manjri Khurd). Biggest launch in these 6 months is Godrej Woodsville at Hinjawadi (1000 units).

4. For the first time, launches of units of RERA carpet areas more than 60 sqm exceeded that of less than 60 sqm, suggesting that developers are now building larger-sized units.

5. In 2020, the supply of 1BHKs was 3 times that of 3BHKs. However, in 2022, more 3BHKs were launched compared to 1BHKs, indicating the shift in demand-supply in these categories. In fact, number of 3BHKs launched in 2022 was almost equal to that of 2020 and 2021 combined.

6. The supply of office units has also picked up and a number of offices launched in 2022 was almost equal to that of 2020 and 2021 combined.

7. Some areas like Kiwale-Ravet-Dehu-Gahunje, Charholi-Moshi, and Bavdhan-Sus are witnessing more launches in 2022 alone as compared to 2021 and 2020 combined. They could face problems of oversupply in the coming years.

8. On the contrary, some areas like Hadapsar-Handewadi and Dhayari have witnessed significantly lesser launches in 2022 compared to previous years.
