* Balcony, verandah, or terrace area

* Number and area of garages for sale

* Within 15 days – No deduction

???? Carpet area vs Super Built-up area. What’s the ratio in Pune? Based on Section 2(k) of the RERA Act. Carpet area excludes external walls, shafts, balconies, and terraces. Only net usable space is considered. Typical loading in Pune is 25 to 35 percent.

???? Is the builder required to show total area as carpet plus balcony or terrace? Yes. RERA mandates carpet area separately and exclusive areas like balcony and terrace must be listed distinctly. These cannot be merged under super built-up area.
