Pune City Property Owners Rejoice as 40% Discount in Property Tax Reinstated

Property owners in Pune City are thrilled to hear the news of the reinstatement of a 40% discount on property tax. However, many property owners are seeking clarity on how to avail this benefit. In response, the Pune Municipal Corporation (PMC) has issued a communication simplifying the process.

 

According to the PMC, property owners who were already receiving the discount prior to April 2019 are not required to fill up the PT 3 form. However, properties that have been Geographic Information System (GIS) tagged and registered after April 1, 2019, will not be eligible for the 40% discount by default. Nevertheless, they can still fill up the PT 3 form to avail of the concession.

 

To apply for the discount, applicants must provide the following documents:

 

1)Proof that the property is self-occupied and not rented. This can be in the form of a No Objection Certificate (NOC) from the society stating that the property is used for personal purposes.

2)Attach a copy of any of the following documents with the PT 3 application form: voting card, passport, driving licence, gas book, ration card, and property tax bill.

3)Attach a copy of the property bill if the applicant owns another property in a different part of the city.

4)Attach a Rs 25 challan (receipt) with the application.

5)The application will be scrutinised by the Peth Inspector and Divisional Inspector to confirm its validity and process it accordingly.

 

Important points to note regarding the concession:

 

1)The discount is applicable only to properties used for personal purposes.

2)Property holders with tenants are not eligible for the discount.

3)Properties surveyed under the GIS will receive bills reflecting the 40% discount.

4)Newly registered properties will be required to pay the full amount without the discount.

5)Properties between April 1, 2018, and March 31, 2023, that have not yet received the discount must fill up the PT 3 application form.

6)The completely filled-up form must be submitted to the tax department, PMC, by November 15, 2023.

7)If the complete property tax amount has been paid in advance, the excess amount will be refunded in four phases over four years.

8)Failure to fill and submit the form will result in the property being considered not self-occupied, and the 40% discount will not be awarded.

9)The application form can be submitted at PMC citizen facilitation centres, regional ward offices, and Peth Inspectors’ offices, among other locations.

10)Properties registered before April 1, 2019, should not fill up the PT 3 application form.

11)The PT 3 form can be obtained from ward offices and chief citizen facilitation centres.
