MahaRERA Acts on Homebuyers Complaint Over Faulty Parking Allotment

In a significant move protecting homebuyer rights, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has pulled up Mumbai-based Veena Developers for failing to allot proper parking spaces to three flat buyers in their Tilak Nagar project, Veena Serenity. The buyers, who purchased apartments in Wings D and E between 2018 and 2020, were shocked to discover that their paid parking slots were located in Wing C a different society altogether. This led to a situation where the residents of Wings A, B, and C barred them from accessing the parking, even though they had paid for it. Despite repeated follow-ups with the developer, the issue remained unresolved, causing distress and inconvenience for the buyers.

After reviewing the matter and with the developer absent during all three hearings MahaRERA ruled that the failure to allot specific, dedicated parking spaces amounted to a clear deficiency in service and violation of RERA obligations. The Authority cited its own 2021 circular that mandates clearly marked, numbered, and apartment-linked parking spaces. In its order dated July 10, 2025, MahaRERA directed the developer to allot and hand over proper ‘puzzle car parking spaces’ within Wings D and E where the buyers reside within 60 days. Veena Developers did not respond to requests for comment.
