Pune real estate sees 1 BHK slump as demand shifts to bigger homes

Pune’s housing market is undergoing a major shift, with the once-popular 1 BHK flats losing ground rapidly. A new report by Gera Developments reveals that 1 BHK apartments now make up only 8% of new project launches a steep fall from 2017-18, when they accounted for more than 40% of the market. Experts say this change reflects evolving buyer preferences, where smaller units no longer match the aspirations or practical needs of today’s home seekers.

On the other hand, demand for 2 and 3 BHK homes remains strong, keeping their supply robust. First-time homebuyers are leaning toward slightly bigger homes, while many existing owners are choosing to upgrade to larger spaces. Developers, sensing this trend, have shifted focus toward mid-sized and larger apartments, even as overall sales volumes show some slowdown. Industry voices believe this demand from new buyers and upgraders will continue shaping Pune’s residential landscape in the coming years.
