Pune Sees Rise in Apartment Sizes, But Still Trails Behind NCR and Hyderabad in Luxury Housing

The demand for luxury homes has driven an increase in apartment sizes in Pune, with the average flat size rising to 1,135 sq ft in 2024 from 910 sq ft in 2019—a 25% growth over five years, according to Anarock data. This shift reflects a preference for larger homes, with the share of apartments measuring 1,400-2,000 sq ft increasing from 1%-2% in 2021 to 3%-6% in 2024. Despite this trend, mid-sized apartments (1,000-1,200 sq ft) remain the most popular, accounting for 28% of total sales. Experts attribute this preference to young professionals aged 25-35, primarily in IT and manufacturing, who seek affordable yet functional homes for nuclear families.

While Pune’s housing market shows strong growth, it lags behind cities like NCR, Hyderabad, and Bengaluru in average apartment sizes, which are 2,435 sq ft, 2,103 sq ft, and 1,660 sq ft, respectively. Pune remains second only to Mumbai in sales volumes, with over 81,000 units sold in 2024, driven largely by migrant buyers, including students and professionals, who make up 40%-45% of the market. The Mumbai Metropolitan Region, however, records the smallest average flat size at 849 sq ft due to high property costs and space constraints.
