State appoints 12 officers to fast-track MahaRERA recoveries

To expedite the execution of recovery warrants against defaulting developers, the state government has appointed 12 dedicated recovery officers across Maharashtra. Two officers each will cover Pune, Mumbai Suburban, Mumbai City, Thane, Palghar, and Raigad districts that account for the bulk of pending recovery cases. Under Section 40(1) of the RERA Act, recovery warrants allow authorities to attach developers’ properties to recover dues owed to homebuyers. So far, district collectors had managed to process only 306 of the 1,342 warrants issued, with elections and administrative delays slowing down the process. With the new appointments, MahaRERA officials expect faster enforcement, offering long-awaited relief to struggling homebuyers.

According to MahaRERA, developers still owe ₹771.17 crore out of the ₹980.39 crore dues, with Mumbai Suburban and Pune topping the list of pending recoveries. Homebuyers who have been waiting years for their refunds have welcomed the move with cautious optimism, hoping the financial and emotional stress they have endured will finally ease. The state government’s order also designates district collectors as coordination officers, backed by additional collectors serving as recovery officers. Homebuyers expressed hope that the dedicated teams would now help deliver justice that had long been delayed.
