MahaRERA Lists 1,244 Projects ‘Under Abeyance’ in Pune District
Thousands of homebuyers across Pune are stuck in limbo, with their life savings locked in real estate projects marked “under abeyance” by MahaRERA. These 1,244 projects out of 4,904 across Maharashtra have either not received completion certificates or failed to seek deadline extensions, leaving buyers unable to sell, get possession, or claim refunds. A Pune IT professional, who invested ₹30 lakh in a Sinhagad-based project over a decade ago, is still waiting for possession. Despite multiple MahaRERA orders, the builder hasn’t completed even 20% of the construction, leaving buyers frustrated and hopeless. Another resident from the same project said the association has been filing complaints since 2017, but no progress has been made his ₹16 lakh remains stuck too.
MahaRERA has now barred these projects from new bookings, frozen bank accounts, and notified the property registration department to halt further transactions. Officials claim repeated reminders were ignored by developers. Consumer rights activists have called for stricter action and immediate refunds in cases of continued non-compliance, pointing out how buyers are unable to register sale deeds without completion or occupancy certificates. Meanwhile, Credai acknowledged the issue but blamed delays in website updates for the confusion. Developers argue that even after uploading required documents, the “abeyance” tag hasn’t been removed creating a deadlock hurting both developers
