The state government is set to review a revised proposal for issuing vertical property cards to flat owners, aiming to document vertical expansions in urban and rural areas. These cards will serve as a comprehensive record containing ownership details, carpet area measurements, and information about bank loans secured against the property. Revenue officials stated that the card would function as an independent record of rights for individual residential apartments. Proposed revisions to the Maharashtra Land Revenue Code, 1966, have been submitted, with the new rules positioning the vertical property card as a supplementary document to the existing property card or 7/12 extract.
Currently, property cards are issued for land in urban areas, while 7/12 extracts are used in rural regions to define ownership rights. However, no document exists to establish ownership of flats in residential buildings. Activists welcomed the initiative, stating it would bring transparency and make flat ownership details accessible with ease.
