Pune’s property market witnessed a slowdown in August 2025, as stamp duty collections dipped 19% year-on-year to ₹485 crore compared to ₹599 crore in the same month last year. Property registrations also fell slightly by 3%, with 13,253 units registered during the month. On a month-on-month basis, registrations dropped over 9% from July, while stamp duty revenues fell 25%. Despite this moderation, year-to-date figures remained strong, with 1.44 lakh property registrations and ₹5,468 crore collected in the first eight months of 2025, marking a 13% and 15% rise respectively compared to 2024.
Affordable housing drove demand, as properties priced below ₹25 lakh grew 17% year-on-year, making up 30% of August registrations. At the same time, premium homes above ₹1 crore rose to 16% of market share, reflecting continued interest in larger and high-value homes. Central Pune retained its lead with 68% of residential transactions, followed by West Pune at 17%, while demand for both compact homes under 500 sq ft and spacious units above 800 sq ft showed steady growth, underscoring the city’s diverse housing appetite.
