New apartment sales in Pune declined by nearly 20 percent in 2025, reflecting a broader slowdown across major Indian cities amid global and domestic uncertainties. Market research data shows that new home absorption in Pune fell to around 65,100 units in 2025 compared to over 81,000 units in 2024. Analysts attribute this drop to a combination of IT sector layoffs, global tariff-related tensions, higher property prices, and the high base effect created by strong sales in the previous year.
Despite the slowdown in overall volumes, the Pune real estate market continues to see strong premiumisation trends. Demand is increasingly concentrated in larger 2, 3, and 4 BHK homes within integrated townships, particularly in corridors like Baner-Mhalunge, Balewadi High Street, and Punawale. While luxury and premium housing remains resilient, reduced launches and muted demand in the affordable and mass housing segments have contributed to the overall decline, raising concerns about long-term housing accessibility in a city once known for balanced pricing.
