Seven years after receiving in-principle approval, the Mahalunge–Maan town planning scheme continues to await final clearance from the state Urban Development Department. PMRDA officials said the delay is due to multiple layers of approvals, technical revisions linked to flood line changes, and the ongoing election code of conduct for Zilla Parishad and Panchayat Samiti polls. Although the preliminary layout was approved in December 2019 and the project was showcased at the Magnetic Maharashtra Investor Summit, the final execution stage is yet to be completed.
The Mahalunge–Maan scheme spans 250.50 hectares and includes around 460 plots, with nearly 350 plots proposed to be returned to landowners and 110 plots reserved for amenities and open spaces. Around 5,800 beneficiaries are linked to the project. Beyond local development, the scheme plays a key role in funding the 128 km PMRDA Inner Ring Road, as town planning schemes are the primary revenue source for the project. PMRDA has planned 26 such schemes along the initial 32 km stretch of the ring road, making the timely clearance of Mahalunge–Maan critical for regional infrastructure progress.
